Terms of Service

These Terms of Service ("Terms") are a binding agreement between you and Increase Asset NOI Partners ("we", "us", "our"), operator of the website at assetnoi.pw (the "Site") and any related services, including the free portfolio analysis we provide to commercial property owners (collectively, the "Services").

By using the Site, submitting a property for analysis, or otherwise engaging with us, you agree to these Terms. If you do not agree, please do not use the Services.

The Site is an informational and lead-intake platform. It describes the deal models we offer to property owners (Site Lease, Power Purchase Agreement, Revenue Share, and Co-Investment), and allows you to request a free, non-binding portfolio analysis. No content on the Site is an offer, contract, financial advice, tax advice, or legal advice.

Any specific transaction is governed exclusively by a separately negotiated and signed written agreement. Until such an agreement is executed, nothing on the Site or in our communications creates a commitment by either party.

You confirm that you are at least 18 years old and either:

• own the property you submit for analysis, or
• are authorized by the owner to share its information with us.

You agree to provide accurate, current, and complete information about yourself and the property (address, square footage, ownership, and other context). We rely on this information to assess viability and prepare your analysis.

A portfolio analysis is provided as an indicative estimate based on publicly available data, utility tariffs, irradiance models, and the information you submit. It is not a guarantee of revenue, system performance, permitting outcomes, or interconnection approval. Final economics depend on a site visit, engineering review, utility study, and a signed agreement.

You agree not to:

• submit information you are not authorized to share;
• impersonate another person or misrepresent your affiliation;
• attempt to disrupt, reverse engineer, or probe the Site for vulnerabilities;
• use the Site to send spam, malware, or unlawful content;
• scrape, mirror, or republish the Site's content without written permission.

The Site, including text, graphics, layouts, models, and source code, is owned by Increase Asset NOI Partners or its licensors and is protected by copyright and other intellectual-property laws. You receive a limited, non-exclusive, non-transferable license to view the Site for the purpose of evaluating our Services. All other rights are reserved.

The Site may link to third-party websites or reference third-party tools. We do not control and are not responsible for the availability, accuracy, or content of any third-party resource. Following an external link is at your own risk.

The Services are provided "as is" and "as available", without warranties of any kind, whether express, implied, statutory, or otherwise, including warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement. We do not warrant that the Site will be uninterrupted, secure, or error-free.

To the maximum extent permitted by law, Increase Asset NOI Partners and its affiliates, officers, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, revenue, data, or goodwill, arising from your use of the Services. Our aggregate liability for any claim relating to the Services is limited to USD 100.

You agree to defend, indemnify, and hold harmless Increase Asset NOI Partners from any claim, loss, or expense (including reasonable attorneys' fees) arising out of your breach of these Terms, your submission of information you were not authorized to share, or your unlawful use of the Services.

We may update these Terms from time to time. When we do, we will revise the "Last updated" date at the top of this page. Material changes will be flagged on the Site. Continued use of the Services after changes take effect constitutes acceptance of the updated Terms.

These Terms are governed by the laws of the State of Delaware, United States, without regard to its conflict-of-laws principles. Any dispute that cannot be resolved informally will be brought exclusively in the state or federal courts located in Delaware, and you consent to personal jurisdiction there.
